The city has no shortage of paying guest accommodations, shared flats, and single-room setups near most college campuses. Prices start around Rs. 5,000 per month and climb steeply based on whether the landlord knows you are a student with limited leverage. What you sign matters more than what you are told.

What Renting in Dehradun Actually Costs for Students
A single room in a shared flat in areas like Karanpur, Patel Nagar, or near the GMS Road corridor runs between Rs. 5,000 and Rs. 9,000 per month, depending on furnishing and how close the landlord lives to the property. Fully furnished single rooms with an attached bathroom in the same areas go from Rs. 8,000 to Rs. 12,000. PG accommodations in Clement Town, which is near Graphic Era University and a cluster of coaching institutes, average Rs. 7,000 to Rs. 10,000 per month for a shared room with food included.
Security deposits in Dehradun are typically two to three months’ rent. A landlord asking for four months upfront for a basic room is asking for more than the norm and is worth pushing back on. Get the deposit amount written into the rental agreement, along with the conditions under which any portion can be withheld when you vacate.

Clement Town works well for students enrolled at Graphic Era and nearby institutes, and is popular with the significant Tibetan student community attending institutions in that part of the city. PG options here include some with meals, which removes the daily food logistics problem that trips up many first-year students.
Prem Nagar and Balawala, further out toward the Haridwar Road corridor, are cheaper but require more planning around transport. Real estate in Dehradun has shifted pricing patterns in these areas as the city has expanded eastward.
What the Agreement Should Actually Say
Most student rental disputes in Dehradun happen at the point of moving out. Landlords withhold security deposits citing paint damage, missing fixtures, or cleaning costs.
